Development Review Process

Overview

Village staff is available to help guide residents and business owners through the development review process. This process helps to ensure that all development within the Village occurs in an efficient and organized manner. The Development Review Process also allows the Village to work collectively with petitioners, residents, and local business owners to create a positive business environment.

The zoning review process involves a three-phase procedure that first requires staff review of the zoning petition request, followed by a Board of Zoning, Planning and Appeals (ZPA) recommendation, and finally Village Board of Trustees action.  The process generally can be expected to take eight to twelve (8-12) weeks from the time of initial application to Village Board of Trustees final action.

Sign Review Process  

Similar to the development review process discussed above, the sign application review process also involves a three-phase procedure that first requires staff review of the sign request application, a public hearing before the Board of Zoning, Planning and Appeals (ZPA) for recommendation, and finally Village Board of Trustees action.  The sign review process can generally be expected to take six to eight (6-8) weeks from the time of initial application to final action.  Signs which require variances from the sign code or conditional use approval are required to be approved by either the ZPA or Village Board prior to the issuance of a sign permit.

Plat / Subdivision Process

The subdivision or consolidation of land, dedication/vacation of easements, annexations, or other property related requests require review and approval under the Village's platting process.
